The ECO4 scheme represents huge benefits for landlords, and so many landlords haven’t even heard of it.
At its core, an ECO4 grant for landlords will increase the energy efficiency of their properties while also decreasing the energy costs for their tenants, resulting in more satisfied tenants and more reliable properties.
Are you a landlord looking to improve the EPC ratings and appeal of your property, and even increase its rent potential? Learn how you can do this in our guide to ECO4 grants for landlords.

How Does ECO4 for Landlords Work?

Is ECO4 Worthwhile for Landlords?
The ECO4 scheme is a guarantee of several benefits for landlords:
- To start, through ECO4 upgrades, landlords are able to develop their properties in a way that benefits the environment. If energy efficiency is improved, it takes less energy to heat a property, drawing less energy from the UK’s power grid and lessening total demand.
- Upgrades for rental properties are available without the burden of initial costs.
- Many tenants not only care about reduced energy bills, but also care about the environment. When a property has a small ecological footprint i.e. a good EPC rating, the appeal of the property is increased.
- Increasing the energy efficiency of a property has the potential to increase the property’s value - a useful benefit if you’re thinking of eventually selling it.
- The UK is increasing the amount of regulation in place regarding the carbon footprint of properties and businesses, such as the Minimum Energy Efficiency Standard (MEES). Utilising an ECO4 grant will help prepare properties for a greener future.
ECO4 grants for landlords are not simply strategically beneficial, providing better energy efficiency and happier tenants; these grants also represent a step towards a more sustainable and energy-efficient future for everyone.
Eligibility for Landlords
Landlords and proprietors of rental properties can qualify for ECO4 funding - but they need to meet the requirements. These requirements do differ around the UK, but the typical conditions will remain the same. For example, EPC rating will influence eligibility, with a property with a lower rating more likely to be able to receive funding. Additionally, and very importantly, the tenants living at said property must be receiving certain financial support already, or be classed as a low-income household.
You can look at it this way - it is not the landlord who is truly eligible for funding, but rather the tenant and the property itself. For example, does the tenant reside in a fuel poverty-stricken area or are able to prove they are fuel poor? Are they on income support or income-based job seekers’ allowance? Do they receive universal credit? Do they receive child benefits?
Determining eligibility is potentially the trickiest part of accessing ECO4 funding, but there are simple ways of finding out.
Explore A Real-Life ECO4 Project: £18,000 FREE Eco Grant for a Landlord in Rosendale
Here’s a real-life example of what landlords can achieve through an ECO4 grant. In 2024, four flats in Rosendale were found to be in need of significant energy efficiency upgrades - which is where our experienced team stepped in to help.
The flats in question required a good amount of internal wall insulation (IWI), which were all insulated internally. The roof was already insulated, and so the combination of the two of these greatly improved the heat retention of the property. Our team also installed high heat retention storage heaters that charge overnight on a dual tariff, which is helping to reduce energy bills for the tenants.
The EPC rating before our team began was a shocking F. The EPC rating after? B - a huge improvement. And it only took 48 hours for grant approval, and only four days to complete installation.
This isn’t all we accomplished on this project. To find out more and explore photos, click here.

What Kind of Upgrades are Available?
Just about we’ve mentioned high heat retention storage heaters and internal wall insulation, but what other upgrades are available to landlords through an ECO4 grant for their properties?
There are three main types that can be divided by grants:
- Insulation grants: These cover IWI, room in roof insulation, under floor insulation, cavity wall insulation, and external wall insulation.
- Heating grants: These cover electric storage heaters and boilers and central heating.
- Renewables grants: Many people don’t realise that ECO4 can also be used for renewable energy projects. These grants cover air source heat pumps, electric vehicle charging points, and solar panels.
